Welcome to Second Island!

Please verify the Zoning of the parcel you have acquired or are about to acquire. Areas zoned Residential are usually separated from areas zoned Commercial. You can access the website secondisland.com (Islands section) or the “About Land” window in SL for information concerning the zoning applicable to your parcel. The rules and administrative norms set out in this covenant are completely independent from those of Linden Labs. They are the relevant rules for the resolution of any issues concerning land administered by Second Island. The managers and administrators of Second Island have full powers to resolve disputes concerning Second Island land.

IMPORTANT NOTES

· Second Island regions are independent from Linden Labs. You DO NOT need a Premium Account to own land in Second Island regions;
· Our regions are on Class 5 servers and always operate without the common bugs and lag problems that affect regions in older servers and mainland regions;
· Land is purchased directly by clicking on the land and selecting “Buy Land.” After purchase, the land will be transferred automatically to the new owner;
· The owner will be charged a monthly or weekly (up to you) maintenance fee (tier) based on square footage and Primitives allowed after the land purchase;
· You only pay Second Island. There are no fees or dues to be paid to Linden Labs. Please pay the Tier Box located next to your land to maintain your land;
· When you sell your parcel to another resident for a negotiated amount, please let us know by sending us a message;
· If you prepay tier to Second Island and sell your parcel before your tier is used, your prepaid amount or remaining balance will not be refunded.
· After the parcel is sold, in case of buying land from a previous owner, instead of directly from Second Island, all tier fees are the responsibility of the new landowner. If you prepay the tier and leave before it is up, the new landowner will be issued the prepaid balance. If you leave a negative balance on your tier account, the new landowner is responsible for this as well.
· After you purchase your land, please make sure you know where the “Tier Box” is located. If the box seems to have any problems, please contact us. You can submit a ticket (at http://support.secondisland.com) to let us know about the issue;
· Please join our in-world groups (Second Island Residents and Second Island Announcements to receive all the important notices that we may send. In addition, don’t forget to check our blog periodically to always be updated on our news;
· After being given reasonable warning, if the resident is in clear violation of this covenant, a parcel can be reclaimed without refund or other compensation. We certainly want to avoid this step if at all possible;
· The object bonus factor is a multiplier for primitives allowed on any given parcel. Set at ‘1.0’, each 512m2 parcel is allowed 117 objects. Set at ‘2.0’, each 512m2 parcel is allowed 234 objects, or twice as many, and so on.

1. Rules Concerning Behavior in the Second Island Estate

Second Island management will not tolerate activities that disturb the peace and interfere with the ability of other parcel owners in our regions to enjoy their land. These rules apply not only to parcel owners but also to their guests. These are to protect users against harassment and disruptive behavior.
We base our behavior on the same principles put forth by Linden Labs known as the Community Standards.

We will not tolerate the “Big Six”:
| Intolerance | Harassment | Assault | Disclosure | Indecency | Disturbing the Peace |

The following behavior must be avoided:

· Morally offensive conduct;
· Spams of any kind, commercial and non-commercial;
· Using weapons and other abusive conduct;
· Excessive consumption of region resources or any other activity that cause crashes or lag in the region;
· Ban lines are not welcome! They block all the way and stop other people from transiting through the Island. Instead of using the ‘access’ tool, we encourage you to use the ‘ban’ one. When Using ban you will only block access to unwanted people, but while using ‘access’ it totally blocks entrance to your territory, creating lots of difficulties in the navigation within the islands;
· Very aggressive Security Systems are not allowed in Second Island regions. Security Systems that remove (teleport) users without previous warning are considered aggressive and not allowed. You must configure your system to give a warning and wait at least 10 seconds before taking action.

2. Parcels with Residential Zoning

The following rules apply to parcels zoned residential:
· Business or commercial buildings of any kind are not allowed;
· Objects intended to sell or support a commercial activity are not allowed;
· Subletting or rentals are not allowed without previous approval from the region admins;
· Floating structures, such as skyboxes and skyhomes, must be placed at least 250 meters above the land;
· Structures on residential parcels must be height proportionate to the width of the lot;
· Cubic buildings, ugly textures, large prim walls or over sized items are not welcome. If many residents of the island complain about your structure then you will be asked to remove or redesign it;
· Fences and walls between parcels cannot be higher than 3 meters;
· Structures must be placed at least 2 meters from the lots boundaries;
· Major terraforming and other significant modifications of the terrain must be communicated to the region administrators beforehand. Such activities can potentially alter neighboring parcels and are subject to approval and monitoring from Second Island administrators. We ask you to not hit the flatten button repeatedly on water parcels.

3. Parcels with Commercial Zoning

The following rules apply to parcels zoned commercial:

· Establishments in these parcels must follow the behavior rules set out above;
· Violence, drugs and offensive explicit porn themes are not allowed;
· We especially don’t approve of huge casinos, camping chairs, malls and purely functional ugly structures. The “shoe boxes”;
· Floating structures, such as skyboxes and skyhomes, must be placed at least 250 meters above the land;
· Fences and walls between parcels cannot be higher than 3 meters;
· Structures must be placed at least 2 meters from the lots boundaries;
· Major terraforming and other significant modifications of the terrain must be communicated to the region administrators beforehand. Such activities can potentially alter neighboring parcels and are subject to approval and monitoring from Second Island administrators.

4. Land Management

· All land sales are final. If you set you land for sale, we can’t return it if someone buys it. When the parcel is “group owned”, we will NOT be held liable if an officer in your group sells your land;
· If you want to join smaller lots for you into bigger ones, contact any of our admins;
· At this moment we will charge a fee of L$1,500 to subdivide your land. When land is subdivided we need to re-cut new pieces of land and place new Tier Boxes, and then we need to re-setup the old and new Tier Boxes as well;
· Our regions are subject to certain changes from time to time such as adding new sims adjacent to existing ones. We will make every effort to accommodate residents that are directly affected.

5. Tier/Pricing

We price our sims on a per sqm scale, so if you own 1562sqm, we will bill you for 1562sqm, not 2048sqm.

IMPORTANT NOTES:
· Always check the Tier Box next to each parcel before buying to find a parcels pricing;
· Our Tier Box shows all the land information. If you touch it, you will be able to see land size, prim capacity and tier price, Anyone you designate can pay on your Tier box. The box is setup as default to accept a minimum payment for 2 weeks and a maximum of 8;
· We accept Linden Dollars as our primary payment mechanism, we also accept USD via PayPal, please submit a ticket at http://support.secondisland.com letting us know if you can only pay using PayPal;
· Reclaiming of land – after given reasonable warning – may be imminent if a lot’s land usage fee is overdue 3 days;
